Paradoxically, there is a bull market in the Abondance valley, even though several industries in France are hardly stabilised, still recovering from lengthy lockdown periods. Châtel still very much on demand

 

Châtel is the prized location in the area. At the heart of the considerable French-Swiss ski area Portes du Soleil, the village is connected to 12 other resorts on either side of the boarder, granting access to a domain wherein lack of snow won’t be an issue. Not only does Châtel boast a prized location, the village also offers numerous activities regardless of the season, as well as modern leisure and sports facilities.

In the most sought-after neighbourhoods of Châtel, program prices can reach up to €12,000/m². Such prices can be found for instance in the Petit Châtel area, which is the sunniest part of the resort. The village centre also attracts investors and buyers alike, due to its proximity with the shops, access to entertainment, and ski slopes.

 

Abondance and La Chapelle d’Abondance: a growing demand for quieter sectors

 

More and more buyers are making the choice of other resorts, also offering an access to the Portes du Soleil domain, but with a calmer, family-friendly atmosphere. The mountain-y lifestyle is more authentic there, yet prices remain more affordable than in Châtel.

As for the market in Abondance and La Chapelle d’Abondance villages, the customer base is 80% second-home buyers and rental investment. The market is dynamic and focuses essentially on 1-bedroom and 2-bedroom properties, with traditional chalets being less on demand.
